About the Company
The client is a large commercial, retail, residential and hotel property. Located in the central business district in Bangkok.
Job Responsibilities
- Oversee the daily operations of the building and its facilities, ensuring smooth functionality
- Facilitate the handover and take-back processes for tenant spaces efficiently
- Manage and coordinate fit-out and reinstatement processes for tenant areas as needed
- Act as the primary point of contact for addressing and resolving tenants' inquiries and complaints in a timely manner
- Monitor and coordinate defect rectification and maintenance efforts to uphold the building's standards
- Prepare and submit comprehensive daily and monthly operational reports to track performance and identify areas for improvement
- Manage the bidding process for building operational supplies, ensuring cost-effectiveness and quality
- Supervise contractors and external service providers to ensure adherence to agreed-upon standards and timelines
- Foster effective communication and collaboration between tenants, other departments, insurance providers, and contractors
- Provide guidance, supervision, and ongoing training to team members to enhance their performance and skill sets.
- Develop and meticulously control the building's operational budget to optimize resource allocation and cost management.
- Prepare incident reports promptly and contribute to the generation of monthly operational reports for analysis and review
- Attend meetings, training sessions, and other assigned tasks to stay informed and contribute to organizational goals
- Cultivate a customer-focused approach, striving to understand and meet tenants' needs to build loyalty and satisfaction
- Promote a culture of collaboration and teamwork among cross-functional teams to leverage diverse expertise and achieve shared objectives
- Utilize analytical thinking and problem-solving skills to identify root causes of issues and make informed decisions
- Take proactive measures to address defects reported by the helpdesk or tenants promptly and effectively
- Ensure comprehensive management and oversight of all contracts within the building to uphold contractual obligations and standards
- Maintain accurate records of tenant occupancy and related documentation to support operational efficiency and compliance
Experience requirements
- Bachelor's degree in Property, Property Management, Hospitality, Business Management, or any related field
- At least 5-7 years experiences in Building Management field
- Fluent in English (listening, speaking, writing, reading)
- Experience with building rules and regulations, and industry standards
- Proficiency in Microsoft Office tools, especially PowerPoint, Excel and Word
- At least 3 years of experience leading or supervising.
- Strong communication and interpersonal skills
- Highly responsible and work well under pressure
